What we see most in RiverTown homes

RiverTown started in the late 2000s but most of it went up after 2014, and Mattamy is still building. The oldest sections are hitting their first AC and water-heater decisions; the newest are just coming off builder warranty. That gives the community two sets of HVAC and plumbing patterns at once:

The oldest sections: first AC replacements

Builder-installed systems in the 2015-and-newer sections need twice-a-year maintenance to make it to year 12 instead of year 8. Very hard water — and the empty softener loop

RiverTown is on St. Johns County Utility water — Floridan-aquifer groundwater that rates as very hard. Many RiverTown homes were plumbed with a softener loop in the garage the builder never filled. Original tank water heaters in the older sections are past ten years; in the newer sections the calls are the post-warranty kind — a hose bib that never sealed, a toilet that runs, a gas line for the outdoor kitchen or fire pit the builder would not run. Do you serve RiverTown?

Yes. RiverTown — including WaterSong and the riverfront sections — is one of our busiest service areas in St. Johns, and our office in Nocatee is a short drive east on CR 210.

My home is still under builder warranty — should I call you or the builder?

For a defect in the first year, call the builder first; that is what the warranty is for. For maintenance, upgrades like a softener or smart thermostat, and anything after the warranty ends, call us. If you are not sure which it is, call us and we will tell you honestly.

Does RiverTown have hard water?

Yes. RiverTown is on St. Johns County Utility water, which is Floridan-aquifer groundwater and rates as very hard. Many homes here have a pre-plumbed softener loop in the garage; we install softeners and whole-home filtration into it in a single visit.

Why is my upstairs so much hotter than downstairs?

Most two-story RiverTown homes have one system with the air handler in the attic, so the second floor runs warm in summer. A zoning system, a second thermostat, duct balancing or a ductless unit for the bonus room are the usual fixes — we will tell you which one your house actually needs.

How long do AC systems last in RiverTown?

Florida’s near-year-round runtime shortens AC life to roughly 12–15 years, and builder-grade equipment often less without maintenance. If your system was installed with the house before 2014, you are in the window where repair-versus-replace becomes a real decision. We quote both.
