Builder-grade AC that needs real maintenance
Builder-installed systems are sized to code, not to the house, and come with the cheapest thermostat and filter setup available. The single best thing you can do for a SilverLeaf system is proper twice-a-year maintenance — coil cleaning, refrigerant check, drain-line flush and a filter plan — so it makes it to year 12 instead of year 8. → AC maintenance · Smart thermostats
Hot upstairs and condensate drains
Two-story homes with one system and the air handler in the attic are the norm, so a second floor that will not cool and a clogged attic condensate drain are our most common summer calls. Very hard water — and the softener loop the builder left empty
SilverLeaf is on St. Johns County Utility water — Floridan-aquifer groundwater that rates as very hard. Most SilverLeaf homes were plumbed with a softener loop in the garage the builder never filled. Post-warranty plumbing and gas lines
Once the builder warranty ends, the small things show up: a hose bib that never sealed, a toilet that runs, a water heater that needs its first flush, a gas line for the outdoor kitchen or fire pit the builder would not run. My home is still under builder warranty — should I call you or the builder?
For a defect in the first year, call the builder first; that is what the warranty is for. For maintenance, upgrades like a softener or smart thermostat, and anything after the warranty ends, call us. If you are not sure which it is, call us and we will tell you honestly.

Why is my upstairs so much hotter than downstairs?
Most two-story SilverLeaf homes have one system with the air handler in the attic, so the second floor runs warm in summer. A zoning system, a second thermostat, duct balancing or a ductless unit for the bonus room are the usual fixes — we will tell you which one your house actually needs.

Does SilverLeaf have hard water?
Yes. SilverLeaf is on St. Johns County Utility water, which is Floridan-aquifer groundwater and rates as very hard. Most homes here have a pre-plumbed softener loop in the garage; we install softeners and whole-home filtration into it in a single visit.
How often should a new AC system be serviced?
Twice a year — once before summer and once before winter. Builder-grade equipment in Florida often lasts only 8–10 years without maintenance and 12–15 with it. Our maintenance plan covers HVAC, plumbing and water systems with priority scheduling (no after-hours dispatch fee on Preferred and Complete).
