Hard city water — and well water on the older lots
Most of St. Johns is on JEA or St. Johns County Utility water, which is Floridan-aquifer groundwater and rates as very hard (JEA’s 32259 grid tests around 18 grains per gallon (JEA hardness by ZIP code)). Why is my upstairs so much hotter than downstairs?
Most St. Johns homes built since 2000 are two stories with one system and the air handler in the attic, so the second floor runs warm in summer.
